Australian building and pest reports follow one standard. AS4349. It was written for inspectors, not buyers. Three phrases do most of the damage. Here's what they actually mean.
Something broken, unsafe, or deteriorating fast enough that it needs fixing before you settle, or it'll cost you a lot more if you leave it.
Minor defect
Not urgent, not a safety issue, and usually not worth raising with the vendor either. Maintenance items you budget for after settlement, not negotiation leverage.
The inspector couldn't see everything. A roof cavity, under a deck, inside a wall. Sometimes it's nothing. More often, it's the item buyers most wish they'd investigated before they signed.
